Happy Garden & Taman OUG的看法/分析

Kuchai Lama Happy garden和taman OUG,基本上他们由于是邻近所以有以下共同优点:
1)freehold+华人区
2)多条高速大道连接出入方便,位于KV中心点,距离mid valley非常近,去KL市中心距离适中
3)都是成熟出名的华人住宅区

Happy Garden沿着Jalan Gembira被划分为旧区和新区,北部旧区屋子大部分都是单层排屋,剩下的是双层排屋+flat+公寓。。南部新区大部分是双层排屋+高级公寓,Happy Garden隔壁就是Kuchai entrepreneur park商业区。个人认为这个地区的其中一个潜能价值在于这个Kuchai entrepreneur park。。根据DBKL的2020发展南图如下:

Areas shall be designated for training facilities in Kuchai Entrepreneur Park for high skills, high technology, high-end design and information based industries.
The Kuchai Entrepreneur Park shall be upgraded to become another neighbourhood centre.

另外就是新区还有一些土地可供发展。。而且发展起来的住宅单位都属于高级住宅,如过百万的公寓。。

至于Taman OUG,虽然也是旧屋区但相较Happy Garden旧区还是比较新的。个人对这个地区的认识还不是很熟悉,但去到那里看到很多Semi-D,感觉上那区的人属于中上阶层吧。。关于Taman OUG我所知道的有:
1)距离Bukit OUG LRT Extension Proposed site 2km
2)靠近bukit jalil和公园
3)附近有育南华小和其他学校..最近得知黎明小学也搬移去bukit jalil地区了。
4)2014年WCT开始发展大型project,将在Tmn OUG 57-acre 空地起价值40亿的综合发展,有购物广场,酒店,公寓等,为期8-10年的发展计划。。

根据DBKL的2020发展南图如下:

Bukit Jalil is designated as an International Zone and shall be developed as a high-class residential area. Development will build on the existing special attributes of the area especially the presence of major sports facilities and the area’s proximity to the MSC, the KLIA and the City Centre.
Emphasis will be placed on developing the district centre at Bukit Jalil and a new district centre shall be developed in Bukit Indah of Jalan Klang Lama.
个人认为这个地区的潜能价值在于靠近Bukit Jalil而且Taman Bukit Indah就在隔壁,加上WCT的大型发展计划。

还有,根据DBKL的2020发展南图,以下是2000年以及策划2020年时的单位比较,在2020年时,bukit jalil-seputeh这个地区将有最多的高级住宅单位,所以kuchai lama位于这个区域将能获益。

Additional Land Requirement, 2020

The future additional land required for each strategic zone is identified by comparing the land requirement and potential land available for future development. Table 17.1 shows additional land requirement for each strategic zone. The City Centre is expected to face a shortage of land at about 90 hectares to meet the development requirement up to the year 2020. In order to achieve the targeted population and employment in the City Centre, one of the development strategies is to encourage comprehensive development concept for redevelopment of dilapidated areas with high density and intensity
